The Complete Sealcoating Process
What to expect with an Ironclad Sealcoat Job

First, The Ironclad Crew removes all debris, dirt and gravel from the asphalt surface. This ensures proper adherence of the asphalt sealer.

Next, we come through with hot rubber and seal all of the cracks specified in the initial bid. Mastic Repair is done at this time if needed.

Once the crackseal is finished, we come through with a hand brush and sealcoat around the edges of the asphalt as well as any other object in the asphalt (i.e bollards, manholes, drains). This prevents any overspray on concrete and buildings. Then we take our 550 gallon sealcoat rig and spray 2 heavy coats of SealMaster PMM Asphalt Emulsion.

Once the asphalt sealer has had time to dry, we begin to mark and stripe all parking spaces, handicap spaces and logos along with all cross hatched areas.

Cleaning/ Power Sweep
Cleaning is an important part to every maintenance job. Ironclad power sweeps and power blows off all dirt. Dirt can act as a sponge and increase dry time on your asphalt which is not good. This means weather stays on your lot longer, allowing the water to do more damage! Cleaning ensures faster dry time along with a quality sealcoat job if you fully protect your asphalt.

Crackseal/ Crack Fill
Being one of the most effective forms of asphalt maintenance, crackseal is meant to form a resilient bond using hot rubber. This prevents water from getting deeper into the asphalt and washing away the subgrade over time. It also stops water from freezing inside the asphalt and causing more damage. Untreated cracks will lead to those nasty potholes.

Mastic Repair
This is a form of crackseal that adds aggregate into the mix such as granite and steel fibers to provide structure to the product. It is mainly meant for those larger/deeper cracks as well as small potholes and alligator areas. This product provides structure and flexibility to withstand Colorado’s ever changing climate.

Sealcoat/ Asphalt Sealing
Ironclad uses a Polymer Modified MasterSeal (PMM) which is a high solid mix asphalt emulsion. The best for the asphalt comes FROM the asphalt. This product is meant to stop the oxidization of the binders in the original asphalt as well as protecting from water, oil and gas. This keeps the smaller aggregate in place allowing for the asphalt to keep that smooth texture everybody loves.
